The Lakehouse is your go-to spot for fun and relaxation, offering everything from a zero-entry pool and waterslide to games, a fitness center, and a cozy firepit overlooking the lake – it’s where you’ll find our HOA office too!
The Riverhouse is your hub for recreation and community. Enjoy pickleball courts, a fitness center, a saltwater pool featuring lap lanes and a tanning shelf complete with shaded areas and an outdoor fireplace. Opening in the new year.

What is the HOA in Riverlights?
HOA fees vary upon what home type you have. In the traditional Riverlights neighborhood, the HOA gives homeowners full access to the community’s amenity center and goes towards upkeeping our beautiful community’s green spaces. Every homeowner is responsible for maintaining their own lot.
Single family homes: $145 per month/$1,740 annually
For those interested in Active Living, the Haven gives full access to the community’s amenity center and goes towards upkeeping our beautiful community’s green spaces, as well as lawn care.
Haven homes: $245 per month/$2,940 annually
What amenities does Riverlights offer?
The Lakehouse features a gathering room for parties and events, a fitness center, yoga studio, billiard room, and a zero-entry, outdoor saltwater pool with 2 lap lanes. Overlooking the community’s 38- acre lake, residents can canoe, kayak and paddle board, as well as relax at the outdoor fire pit.
More than 10 miles of paved and natural pathways weave throughout the community, perfect for jogging, strolling, dog walking and bike riding. And our four-legged friends can enjoy Riverlights’ newest amenity, dog park - the Wag Park.
Residents in the Del Webb neighborhood within Riverlights have access to their own private amenities.
In addition to the many recreational amenities located in the community, Riverlights is also home to Marina Village, a quaint shopping and dining district anchored by Wilmington’s popular Smoke on the Water riverfront restaurant.
Do HOA fees cover gym membership, classes and community center memberships?
HOA fees cover access to our fitness center. Classes offered come at an additional cost.
Does Riverlights have any social clubs?
Riverlights has an abundance of social clubs, including a book club, nature & gardening, biking club, wine club, Bunco group, ladies’ fitness group, and a kayaking group. And residents are encouraged to start new social clubs, to meet neighbors with common interest!
Riverlights also has a social committee that plans resident events throughout the year.
What is the school district?
Riverlights is in the highly rated New Hanover County School District. Riverlights families are districted for the following:
Riverlights plans to have a proposed K-5 school site on the south end of the community in 7Bridge. This will serve Riverlights families and surrounding area.
