Community

  • What size community is Riverlights?

    Riverlights is a 1,400-acre property built in 2016 with its very own shopping and dining district and a 7 mile lake. Owned by the award-winning Newland Communities. Riverlights is currently home to 1200+ residents with 170+ new homes on the way. By the end of 2021, we see that growing to 600-700 families. By 2026, when the community is complete, Riverlights is estimated to have 3,000 front doors.

  • How can I experience Riverlights?

    People tend to fall in love when they visit in person. You can explore our amenities and tour model homes. Start off at the Information Center for a private overview of Riverlights.
    Coming from out of town? Schedule your visit and enjoy reduced rates at nearby hotels.

  • What is the current age demographics of your residents?

    Riverlights has a diverse demographic mix of young families and active 55+ adults who are retired or semi-retired and anyone in between!

  • What amenities does Riverlights offer?

    At our community’s lakefront amenity center, the Lake House, you’ll find a zero-entry, outdoor saltwater pool, fitness center, yoga studio, kitchen space, billiard room, media center, outdoor fire pit and more. It overlooks our 38-acre lake where we canoe, kayak and paddle board. Looped by a 4-mile paved path for jogging, strolling, dog walking and bike riding and plenty of green spaces to roam, this will soon connect to a 7-mile nature trail coming soon to Riverlights.

  • How much are taxes to live here?

    Our current taxes are .6325 per hundred from New Hanover County plus .576 per hundred from the city, totaling 1.2085 per hundred.
    Example: $350,000 home = $4,229.75/year

  • Is this in a flood zone? What is the elevation?

    No, Riverlights is not located in a flood zone and flood insurance is not needed. Riverlights has some of the highest elevation in New Hanover
    County, and all lots are built 8 to 60 feet above sea level.

  • What is the school district?

    Riverlights is in the highly rated New Hanover County School District. We’re less than 5 miles from many of the county’s 33 public schools and 15 private schools, like Mary C Williams Elementary School, Myrtle Grove Middle School, and New Hanover High School. A proposed Elementary School at the southern end of the Riverlights community will be introduced in future development.

  • What is the process of home-buying?

    The lots and homes in Riverlights are sold as a package deal, directly from our builders. The first step is to find the builder that you love most. Then, they will show you their available lots. We have 9 builders in Riverlights who offer 60+ floorplans. Use our Home Finder tool to easily explore our builders and floorplans.

  • What is your home pricing?


    • Single family homes start in the high $300,000’s

    • Duplex single-story homes start in the mid $400

    • Two-story townhomes start in the low $300,000s

    • Three-story luxury townhomes start in the high $600,000s

    • One-story and three-story luxury homes start in the high $400,000s

    • Custom homes start from the mid $900,000s


    All home-prices include a standard home site.

  • How much are the lots?

    Lots are not sold separately, everything in Riverlights is sold as a house/lot package.

  • What are the lot sizes?

    Lot sizes for front load homes vary, but typically range in the 50’x120’ to 75’x120’. Alley load homes range from 30’x120’ and 45’x120’ cottage homes.

  • What makes the Del Webb neighborhood great for active adults?

    As a 55+ low-maintenance neighborhood, Del Webb has a separate amenity center energized by saltwater indoor and outdoor pools, fitness
    center, yoga studio, full kitchen, pickle ball, tennis and bocce courts, plus spaces for hobby clubs to gather.
    • Enjoy adult-only activities coordinated by a full staff and lifestyle director.
    • Join a social club like book club, bike club, and wine club.
    • Resort-style amenities, outdoor green spaces, and lot maintenance are included in the HOA fee of $256 per month.

  • What is the HOA in Riverlights?

    In the main Riverlights neighborhood, the HOA fee is $100 per month. This gives homeowners full access to the community’s amenity center and goes towards upkeeping our beautiful community’s green spaces. Every homeowner is responsible for maintaining their own lot.


    For townhomes, the HOA fees are from $300-$375 per month. This gives homeowners full access to the community’s amenity center and goes towards upkeeping our beautiful community’s green spaces plus the exterior maintenance of the townhome.

  • Can I rent in Riverlights?

  • What is coming to Riverlights?

    To continue bringing convenience right to our residents, the vision for our community at its final phase includes a mixed-use space of 120 acres with more shopping, dining, multi-family cottage rentals, healthcare offices, and more. Coming Fall 2022 Riverlights will open their next phase with estimated 300 front doors, new model row, dog park and children's playground.
