  • What size community is Riverlights?

    Riverlights is a 1,400-acre master-planned community started in 2016 with its very own shopping and dining district and unbeatable location right on the Cape Fear River. Owned by the award-winning Newland Communities, Riverlights is currently home to 1,200+ residents with 160+ new homes on the way. Currently, we have over 850 families. By 2026, when the community is complete, Riverlights is estimated to have 3,000 front doors.

  • Is Riverlights a gated Community?

    Riverlights is not a gated community.

  • What amenities does Riverlights offer?

    At our community’s lakefront amenity center, the Lakehouse, you’ll find a zero entry, outdoor saltwater pool with 2 lap lanes, fitness center, yoga studio, billiard room, media center, and oversized outdoor fire pit. It overlooks our 38- acre lake where we canoe, kayak and paddle board. Looped by a 3.1-mile paved path for jogging, strolling, dog walking and bike riding and plenty of green spaces to roam, connect to a 8+ mile nature trail throughout the community. In 2023 we opened our brand new dog park in our newest phase and in 2025 we will be introducing a children's playground.

  • What months are the pool open?

    The pool is open 7 months out of the year. It opens in April and closes in October.

  • Will amenities increase as the number of residents increase?

    Yes, our newest phase under construction will include a children’s playground and there are pending plans for an additional pool. Future amenities will be decided based on what residents are most interested in having.

  • Are Marina Village and the future retail sites walkable and accessible by golf cart?

    Yes, Marina Village is very walkable and we even have parking spots for your golf carts. Our future retail space, 7Bridge at the southern end of our property will be both walkable and golf cart accessible as well.

  • What stores are going to be in 7Bridge?

    We are looking to feature a variety of retailers, to add to the daily conveniences.

  • Do HOA fees cover gym membership, classes and community center memberships?

    HOA fees cover access to our fitness center. Classes offered come at an additional cost.

  • Does Riverlights have any social clubs?

    Riverlights has an abundance of social clubs, such as book clubs, nature clubs, and biking clubs, wine clubs, Bunco group, ladies’ fitness groups, kayak groups and growing as residents start their own groups with new residents! There is even an event planning committee to plan fun resident parties throughout the year.

  • What states are your residents coming from?

    We continue to see our highest number of residents coming from our home state of North Carolina, but we also see a great deal from New York, Virginia, Pennsylvania and New Jersey and the DC Metro area. But we have a resident from almost every state in the US!

  • Are pets allowed?

    Yes! Dogs especially are well loved in the Riverlights community and can be seen daily out and about utilizing our abundance of walking trails. This summer we will open a dog park for pets and their owners to enjoy.

  • Do you have any breed restrictions?

    Riverlights does not have any breed restrictions.

  • What is the school district?

    Riverlights is in the highly rated New Hanover County School District. Riverlights families are districted for the following:



    • K-5: Mary C Williams Elementary School,

    • Middle School: Myrtle Grove Middle School

    • High School: New Hanover High School.


    Riverlights plans to have a proposed K-5 school site on the south end of the community in 7Bridge. This will serve Riverlights families and surrounding area.

  • Is there a restaurant on the Del Webb side?

    No, there are no restaurants in the Del Webb neighborhood.

  • How cold does it get in the winter?

    We experience milder temperatures here with an average between 40-50 degrees during the winter.

  • Is Riverlights on municipal water and sewage?

    Yes, we are on Wilmington municipal water and sewage.

  • Is Riverlights a gas community?

    Yes, Riverlights is a gas community, and we have lines for generators and gas appliances.

  • Are there any parking restrictions within the community?

    We do not allow RV’s, boats, or jet skis to be parked within the community. There is also no street parking allowed but community overflow lots are available in certain locations.

HOMES

  • What is the homebuying process?

    The lots and homes in Riverlights are sold as a package deal, directly from our builders, except our custom homes. The first step is to find the builder that you love most. Then, they will show you their available lots. We have 9 builders in Riverlights who offer 60+ floorplans. Use our Homefinder tool to easily explore our builders and floorplans.

  • What is your home pricing?

    • Single family homes start in the high $300s
    • Duplex single-story homes start in the high $400s
    • Townhomes start in the high $300s
    • Custom homes start in the high $900s

  • How much are the lots?

    Lots are not sold separately, everything in Riverlights is sold as a house/lot package, except custom homes in Hamp’s Landing or River Row.

  • Are fenced backyards allowed? What are the fencing regulations?

    Yes, fences are allowed, and the regulations are determined by our HOA and DRC Committee.

  • Do homesites include yards?

    Yes, homesites have yards but the size of your yard will vary depending on your lot size.

  • Can other models be built if they are not listed on the Riverlights website?

    No. All builders have approved plans they can build only at Riverlights.

  • What are the lot sizes?

    Lot sizes for front load homes vary, but typically range in the 50’x120’ to 75’x120’. Alley load homes range from 30’x120’ and 45’x120’ cottage homes.

  • Do you have any immediate move-in homes right now?

    Yes! We encourage you to check our quick-move in page where we update homes coming on the market soon.

  • Are builder reps available when touring the model homes?

    Yes. All builder reps are inside of their models 7 days a week to answer any questions and provide information about other plans they offer in Riverlights to suit your lifestyle. They are open:



    • Monday-Saturday: 10am-5pm

    • Sunday: 12pm-5pm.

  • Can model homes be toured virtually?

    Yes. You can tour several model homes virtually on the Explore Virtually page on our website.

  • If you live in the traditional neighborhood, do you have access to the Del Webb Amenities?

    Del Webb amenities are exclusive for Del Webb residents. The traditional neighborhood and Del Webb neighborhoods do not share amenities.

  • What is the HOA in Riverlights?

    HOA fees vary upon what home type you have. In the traditional Riverlights neighborhood, the HOA gives homeowners full access to the community’s amenity center and goes towards upkeeping our beautiful community’s green spaces. Every homeowner is responsible for maintaining their own lot.



    • Single family homes: $135 per month/$1,620 annually


    For townhomes and duplexes, the HOA gives homeowners full access to the community’s amenity center and goes towards upkeeping our beautiful community’s green spaces plus the exterior maintenance of the home.



    • Laurel Townhomes: $415 per month

    • Trusst Duplexes: $502 per month

  • Is landscaping included in the HOA?

    Landscaping is NOT included on the traditional side of the neighborhood unless you are in a townhome or duplex.



  • What are the rental opportunities in Riverlights?

    We have flats, lofts, apartments and single-family for rent products available to rent. Interested in the MV Flats or RL Lofts? Contact Sweyer Property Management at 910-256-3031. There are also apartments for rent at Oasis at Riverlights. Please contact their leasing office for rental rates and availability. The Cottages at Riverlights offer single-family homes and lofts nearby 7Bridge.

  • Is there a diverse variety of food in downtown Wilmington?

    Oh yes! Wilmington has a vibrant foodie scene with new places popping up all the time.

  • Are there biking trails in the Wilmington area?

    Absolutely! We have 20+ bike trails throughout the Wilmington community.

  • Is there shopping and dining at Marina Village at Riverlights?

    Riverlights is proudly home to local purveyors such as The Getaway Café and Provisions, Shore Break Bikes, Southern Shores Bottle Shop, Kasa Mercantile, Smoke on the Water Restaurant, Club Golf, Girls with Dough, and Club Noire Nail Bar.


    Look forward to pop-up markets, live concerts, movies in the park, car shows, art walks and more throughout the year.

  • How close are you to grocery stores and the University of North Carolina Wilmington?

    UNCW is 7 miles, approximately 15 minutes, from Riverlights. Local grocery stores such as Harris Teeter and Food Lion are within a few miles of the community.

  • How far is Riverlights from the beach?

    Riverlights is only 10 minutes from Carolina Beach, and 20-25 minutes from Wrightsville Beach.
